Getting your home guest-ready in India

A short-term rental in India lives or dies on the basics that visitors take for granted: steady power, safe water, hot showers, cool rooms and a smooth arrival. This guide walks owners through the set-up before the first booking.

We have run short-stay homes for owners since 2015, first in Brussels and now with an eye on India. One lesson travels well: guests forgive a plain sofa, but they do not forgive a power cut at 11 pm, a cold bucket bath or a lockbox nobody can open. Before thinking about cushions and wall art, an owner in India should secure the systems that keep a stay comfortable when the grid, the monsoon or the building management lets you down.

Start with the infrastructure, not the decor

Walk through the home as a tired traveller arriving late with luggage. What happens if the electricity drops? Is the tap water drinkable, or is there a purifier with a filter that has actually been changed? Does the bathroom have a working geyser, and is it switched on before check-in? Are the air conditioners serviced, with remotes that have batteries? Can the guest get in without waiting for a relative to bring the key from across town? These questions decide your reviews far more than furniture brands do.

Why permissions belong in the set-up phase

Many owners treat registration as paperwork for later. That is risky in India, because rules are set state by state and some of them decide whether your home can be listed at all. In Himachal Pradesh, for instance, the 2025 homestay framework ties registration to the owner named in the land records and excludes leased premises and flats. In Goa, tourist accommodation must be registered with the Department of Tourism. Buying a full set of furniture before checking these points can leave you with a beautifully furnished flat you cannot legally rent by the night.

Apartment owners face a second gate: the cooperative housing society or residents' welfare association. Some societies welcome short stays, others restrict them in their bye-laws, and many insist on visitor registration at the gate. A written NOC, or at least a clear written position from the managing committee, protects you from disputes with neighbours after the guests arrive.

Foreign guests and reporting

If you host foreign nationals, the accommodation provider must report their stay through Form C (now also called Form III) on the Bureau of Immigration portal. Build this into your check-in process from day one: collect passport and visa details, submit the form, and keep a guest register. It is far easier to set up a routine at the beginning than to retrofit it after a complaint.

Do I need permission from my housing society?

It depends on the society's bye-laws. Many apartment complexes regulate visitors and short stays, so ask the managing committee for a written NOC or position before you invest in furnishing.

Is registration with the state tourism department required?

Rules differ by state. Goa requires registration of tourist accommodation, and Himachal Pradesh has its own Home Stay Rules 2025. Check your state's framework before listing.

Do I have to report foreign guests?

Yes. Accommodation providers must submit Form C for foreign nationals staying with them, through the immigration bureau's online system.
